We manage properties through their rental life-cycle for our clients , usually involving the following steps:
2.1. Market preparation of a property for rental
Photograph property with HD wide angle lenses and powerful lighting stands to get a set of photos for marketing the property.
Make HD digital copies available to the stakeholders (Estate Agent) , inventory clerk , webmaster
Create marketing materials to advertise an market the property to be let
Create web pages and content to advertise properties using HTML editing software & publishing packages
2.2.Select Marketing Agent
Analyze the local market of agents and select one with the best marketing and portal web presence on Rightmove, Zoopla , and other Portals
2.3.Refurbish property -in between tenancies
Perform a maintenance audit , and resulting work list
Identify trades required , book , negotiate prices and parts /paints to be used
Act as Master Of Works during refurbishment
Perform simpler maintenance jobs ourselves (painting , carpentry etc)
2.4.Pre-tenant readiness
Organize or perform pre-tenant clean
Carpet cleaning
Window cleaning
Safety checks
PAT testing
EPC testing
Electric testing
Gas safety tests
2.5.Snagging List
Build up snagging list 2 weeks in advance of tenancy
Manage maintenance detail works required to get to optimum condition for rental
2.6.Contracts
Write & amend tenancy AST agreements with our property layer
Edit contract with tenant details
Issue contracts and safeguard in the cloud and Agents offices
2.7. Reference Services
Conduct tenant references with , banks , ex-landlords, employers
Conduct credit checks via credit checking agencies
3.TENANT SUPPORT SERVICES
3.1. During In Tenancy Property Management Support
Perform Tenancy inventory service for new tenants ourselves or via contracted Inventory Clerk company...see Inventory examples page
Safeguard tenants Deposit with government approved provider (DPS-Deposit Protection Service)
Perform in tenancy urgent maintenance tasks
Plumbing ,Electrical & any other Maintenance emergencies (eg domestic appliance repairs ,minor carpentry repairs )
Keep copy of all user guides , and publish to tenants on web site
Keep copy of all Certificates
Perform Quarterly documented inspections and maintenance work list
9. Management Accounts
Maintain item level expenditure and income transactions on Landlord Property software
Produce accounts for HMRC inspection
Submit P&L to our Directors & stakeholders annually
